12–14 Wyandra Street Noosa Heads for sale by Jesse Stowers of Tom Offermann Real Estate offers luxury beach house living that challenges the norms through atypical layouts.
Boutique Australian developer Molti has unveiled its latest completed project, Wyandra, a series of four distinctive beach houses in Noosa Heads that defy conventional residential design and embrace the laidback elegance of Mediterranean living.
Jointly designed by Blackwood Architecture and Martino Group, the homes at 12–14 Wyandra Street break away from traditional layouts, using light-filled voids, sweeping curves, and outdoor staircases to create layered, connected spaces that flow between indoors and out.

Each home is a unique architectural response to Noosa Council’s strict planning requirements, which champion architectural variety in the streetscape.
With 40 metres of street frontage and as the first new homes in the neighbourhood, Wyandra introduces a fresh architectural vernacular, expressed through individual yet connected facades.
Speaking to LUXURY LIST Jesse Stowers said, “Wyandra achieves a rare sense of place through its seamless connection to the outdoors and a location that’s second to none." The design and architecture celebrates the unique Noosa lifestyle, and offers something truly original.”

Molti Managing Director Ben Teague said the four four-bedroom homes are a bold statement of intent.
“Wyandra doesn’t make sense on paper—and that’s exactly why we believed in it. These are floorplans that push boundaries."
"What we’ve delivered are homes that feel architecturally significant through their unique flow and functionality,” he said.
“This is Molti’s purpose in action: creating homes that surprise, inspire, and uplift the neighbourhood through thoughtful, unconventional design.”

Design-Led Thinking, Not Just Styling
The homes’ north-facing orientation set the foundation for a responsive architectural solution—balancing privacy with openness and optimising natural light throughout.
Matt Martino of Martino Group explained: “We wanted the first floor to feel like it’s floating—a passive solar feature as well as a striking visual element."
"The ground floor sits protected and private, with zero thresholds and vast sliders that completely open the home to its outdoor spaces."
“At No. 14, we took cues from the Greek village, with external staircases that allow people to move from terrace to terrace without going through the interior, promoting outdoor living and a sense of flow.”

Voids anchor the centre of each residence, channelling light into deeper spaces and south-facing rooms. Internal courtyards, shielded from the elements, enable year-round outdoor living—a true expression of the Noosa lifestyle.
Phil Tillotson of Blackwood Architecture added: “We incorporated passive design principles throughout—overshadowing for summer protection, louvers for natural ventilation, and voids acting as chimneys that pull warm air upwards.
“Every material has been selected with performance in mind—from double-layered membranes to climate-ready drainage systems. These homes are built for where the climate is going, not just where it is today.”

A Sales Strategy That Respects the Process
Rather than chasing pre-sales, Molti focused on building first, confident that the finished homes would speak for themselves.
“We knew these homes would be more powerful to experience than to explain,” said Teague. “That’s why we’ve taken a considered, patient approach—finishing first, then releasing."
"Our role as a developer isn’t to rush to market, but to get the design and delivery right. That’s what Wyandra represents: bold thinking, built beautifully."
“You’re just moments from the vibrant heart of Noosa Junction, with its on-trend cafes, bars and restaurants, as well as parks and transport links. A short walk further brings you to Hastings Street, Noosa Main Beach and the iconic Noosa National Park." Jesse Stowers continued.
"The area around Wyandra Street and Cooloola Hill is undergoing a quiet transformation, with increased residential development highlighting its growing appeal and long-term investment potential."
"These brand new 5-star residence are a unique opportunity to secure a premium lifestyle in one of Noosa’s most liveable and evolving precincts.”

Molti’s follow up to Palmera
Wyandra is a follow-up to Molti’s first completed project, Palmera. Also located in Noosa, these two outstanding townhomes sold-off-the-plan within months of their launch, and showcase a creative response to a steeply sloping site. Completed in April, the homes are finalists in The Urban Developer’s annual awards.
Molti is also putting the finishing touches on a Byron Bay project of four high-end beach houses, developed in collaboration with surfer Owen Wright and musician Kita Alexander.
The team has also recently unveiled early plans for its landmark project Heirloom, transforming one of Kangaroo Point’s last riverfront sites into a series of five full-floor residences designed by Bureau Proberts and Carr.
